You may have seen that the Government have now issued the Renters Rights Act Information Sheet 2026 on the Gov.uk website. This is an information sheet (click on the button below) which through a legal requirement of the act is required to be issued between the 1st May and the 31st May to all existing tenancies (each individual tenant must be given a copy for themselves) which have started before the 1st May 2026.
As a Landlord subscribing to our Monthly Compliance Service or Fully Managed Service we will be issuing these to all your tenants individually, on your behalf, during the first 5 working days of May.
The guidance reads “Landlords who have existing tenancies that started before the 1st May and already have a written record of the tenancy terms, will need to send their tenants the Renters Rights Act Information Sheet 2026.” and then it goes on to say “If a landlord has a letting agent who manages the property on their behalf, then the agent must provide that information sheet to the tenant, even if the Landlord has also provided it”. Our legal advisers are currently inquiring with the Government if that means a tenant must have 2 (1 on behalf of the Landlord and 1 on behalf of the agent) or if 1 will suffice so long as it is identified that it comes from the Landlord (issued by the agent) as well as from the agent themselves. Their guess is that common sense will prevail and only 1 copy will need to be sent by the agent, on behalf of the Landlord and themselves, but we are being told that the legislations guidance is currently unclear on this to a “legal” mind. Either way we will ensure that the correct number of information sheets are given, and recorded as being receipted by the tenant, to all of your tenants as the Act requires and therefore you will remain fully compliant with the act and thus negating the possibility of a fine by the local Authority of up to £7000 for not complying with this requirement of the Act.
