Our residential property management consists of 3 levels of service.
Fully Managed Service
Everything that is a “full one stop shop service” from the point of advising on the condition of a property for advertising for a tenant through to agreeing any damages/deposit deductions at the end of a tenancy. This ensures that you are not only fully compliant with the new Renters Rights Act but also you can rest assured that both your property and tenants are being looked after as though they were our own properties.
Tenant Find Only Service
Again this is everything from the point of advising on the condition of a property for advertising for a tenant through embedding the new tenants into their property and protecting the deposit etc.
Compliance Service
We provide an overview of your property and tenancy including that all prescriptive information has been issued correctly. ensuring all certificates are properly issued and remain current, periodic inspections and inspection reports, checking and testing of smoke/CO detectors, tenancy communication on issues that may arise from any breaches of the tenancy, end of tenancy inspection and report, issuing of any Section 8 or 21 notices, attendance at court and any bailiff appointments, providing rent review evidence and tenant notification, right to rent confirmations and any updating, and registering you with the new Landlord and property databases.
Other Services
We are also able to provide, as part of our management services, the following services either directly through our own personnel or through local experienced expert contractors, be that either on a one-off basis or a continual contract basis:
- Fire Risk Assessments – For both Residential blocks and commercial units.
- Energy Performance Certificates – For both Residential blocks and commercial units.
- Inventory and Condition Schedules – For both Residential blocks and commercial units either at the start of a tenancy/occupation, at the end of a tenancy/occupation or as an intermediate and scheduled property inspection.
- Investment Property Sourcing – For both Residential blocks and commercial units including freehold blocks, yield producing investments, development sites/property opportunities.
